How’s the market, Ben?
It’s too good? Of course we’d never say that, but would prefer to see it more balanced, as a great seller’s market can mean a difficult market for buyers. Many listings are selling at a frantic pace, particularly in the entry level prices. And for sellers of all price ranges, the market is good. In some areas, equal or better than peak prices.
Beware that a hot market can sometimes lead to clients and agents straying from their best practices. You might see more postings with “non-mls” or hear “we/they sold it before even listing” posed as a benefit from an agent or broker, in the majority of cases this is not in a seller’s best interest. Our systems, including the MLS, are designed to maximize exposure, maximize buyer interest, and in turn maximize value. Of course there are always exceptions, but generally…LIST IT!
We’re gaining, at least a little bit, on the inventory.
New listings in March: 7,900. Pending sales: 5,800.
This brings the total properties for sale up to roughly 12,000 from the 10,000 low point.
